• The estimate of net output was on the high side in not making adequate allowance for cost of production. Moreover, the theoretically correct basis for estimating land value is to capitalise the surplus obtainable from a unit of land. The ‘net output’ however is larger than ‘surplus’ since it does not exclude labour cost as surplus does. Hence the land value was overestimated since it capitalised net output, and not surplus.
